Rancho Santa Fe Market Update – April 2025
According to the latest data, the market continues to evolve. Here are a few key takeaways:
- Inventory remains steady, but new listings rose by 22% compared to April 2024—giving buyers more options as we head into summer.
- Median price soared to $5.13M, a 25.1% increase year-over-year, highlighting sustained demand for quality properties–2 homes sold over $10 million in April.
- Average days on market spiked to 79, up significantly from 18 a year ago—showing that while buyers are active, they’re also more discerning.
- Closed sales dipped 27% for the month, yet year-to-date sales remain virtually flat (+1.9%).
