Back to school, back to business.
The July numbers reflect a calming in the frantic pace of the market, as many went on vacation for the first time in over a year. With August comes back to school and back to business after a much-needed break.
In Rancho Santa Fe there were 37 sales in July vs 52 in June (full list below). The number of homes selling is still well over previous years; for comparison, in 2019 there were 18 sales in Rancho Santa Fe in July.
Fewer new listings were posted in 92067 in July (23 vs 37 in June) but there were also a fair number of off-market sales happening.
Inventory in Rancho Santa Fe, and all of our North County markets, is still way down, 67 homes on the market this July vs 174 last July.
The U.S. Census Bureau released official 2020 data on Thursday that shows San Diego remaining the 8th most populous American city and San Diego County the 5th largest county. San Diego’s population was officially 1,386,932 on April 1, according to the census, up 6.1% from 1,307,402 in 2010.
Who is moving here? We are seeing buyers from Northern California, Los Angeles, Colorado, Arizona, and Texas looking for our special mix of luxury and laid-back lifestyle.
After the most unusual and hectic market, I’ve seen in my 24 years in the Ranch, I’m looking forward to a busy but more balanced August and September as we head into Fall. Fairbanks Ranch, in Focus
The Market in Fairbanks Ranch is hot. There were 84 homes sold in Q2 2021 vs 48 in 2020, an increase of 75%. We just closed the sale of a custom home in Fairbanks for our Sellers last week and have another closing this week.
